The one rule that matters on a new build

Bring your agent to the first visit, not the second. Most builders pay a buyer's agent, and most require that agent to be registered on the very first visit. Walk in alone, sign the visitor card, and representation on that home can be gone — at no saving to you, because the builder's price does not drop to reflect it.

The agent in the model home is honest and is the seller's agent. That is what a listing agent is, and it is not a criticism of them.

What your own agent is actually for

  • Reading the builder's contract, which the builder wrote and which is not the standard Idaho purchase agreement.
  • Pricing upgrades against resale, which is a different question from what they cost today.
  • Insisting on an independent inspection — code inspection is not inspection on your behalf, and a third-party look before the drywall goes up catches what a final walkthrough cannot.
  • Holding the completion date to the contract when a rate lock is running against it.
  • Reading the recorded covenants, which govern fences, outbuildings, parking and exterior changes long after the builder has gone.
